How to sell your house at the best price.jpg

To get the best price for the sale of your home, it's not enough to put up an ad and hope that buyers will come knocking.

Instead, you need to focus on developing a clear plan. In particular, there are a number of common mistakes that prevent you from reaching your real estate sales potential. Are you looking for a way to avoid them? Don't worry, we'll explain everything!

## Mistake #1: Relying on a single property estimate

Estimating real estate is a crucial part of selling a home, but it's also marred by potential mistakes.

Seek the advice of a qualified expert to determine the true market value of your home, which may differ from the desired asking price.

The appraiser will be able to give you the most accurate estimate because he or she has extensive knowledge of the local real estate market in your target area.

## Mistake #2: Not cleaning your property before your guest arrives

Without making repairs or improvements, the marketing of the property can be disastrous.

Indeed, the visitor will leave with a less favorable impression than if there had been home staging. A bad reputation can lead to a loss of value...

Getting the best possible price for the sale of your property in Luxembourg is a priority? Fresh air, clean as a whistle! You will soon realize the benefits.

## Mistake #3: lack of patience and lack of preparation

The inability to wait can be catastrophic for a business transaction.

If you feel rushed, you may not only make hasty decisions, but your visitor may come to the same conclusion and try to negotiate a lower price.

Avoid appearing impatient and think about your selling points. How would you answer questions that might be asked? Focus your questions on the drawbacks of your particular property.

## Mistake #4: not using a real estate expert

The percentage chance of success of a direct sale is only 29%.

By hiring a professional, the success rate increases to 70%, according to the same source.

Not hiring a professional would be another mistake; without one, you are less likely to get the highest possible sale price.

Our 8 tips for a good rental.jpg

It's normal to be concerned about renting an apartment. What happens if your tenant pays the rent too late? How do you manage the risk of loss? Don't worry, it's possible to avoid problems. If you want to rent professionally, consider these eight suggestions.

## 1. Get in touch with your former tenant

Want a reliable tenant? You need to know about it. Find a way to communicate with your former tenant.

What are the strengths and weaknesses of the property? You can make adjustments based on his response.

What kind of people does he or she know who are seriously looking for housing? Time is money, so this could help you save some.

## 2. Fix up your property and watch the money roll in

Is your house in bad shape? It needs a makeover!

When a tenant moves out, it's the perfect time to change the paint, replace the furnace and fix the plumbing.

This work will make it easier to find a tenant. In addition, several grants and other financial resources can help you cover your renovation costs.

## 3. Integrate equipment

Do you have student tenants? If so, you may want to consider equipping the apartment.

In particular, kitchens are usually equipped with cupboards, an oven, hotplates, a refrigerator and sometimes even kitchen utensils!

## 4. Check the origin of the tenant's financing

You've just found a potential tenant!

However, be careful; there is no rush. First, check the stability of his financial situation.

This amount should be three times the monthly rent you are asking.

Is your tenant studying at the university? A guarantor can be a single individual or a group of individuals. Be sure to verify their income before proceeding to the next step.

## 5. Check the prospective tenant's documents

Even if you have received the necessary documents, still check their reliability.

Check for discrepancies in the payroll, verify the existence of the business listed, etc.

These simple checks allow you to determine if the documents you have received are genuine or not.

## 6. Take precautions to avoid problems with unpaid bills

Even if the prospective tenant has sufficient income, it is always best to have one or more guarantors cover possible payment problems.

Arrears can also be covered by purchasing renter's insurance.

Finally, beware of clients who insist on paying in cash rather than through a bank account; this could mean financial difficulties.

## 7. Make sure the tenant is serious

Is the tenant careful to be cautious? Be aware that it is possible to be a reliable payer while behaving in a harmful manner.

To ensure that your new tenant does not cause problems in the neighborhood, it is recommended that you conduct a background check. Contact the tenant's previous landlord or do an online search to see what's up.

Put yourself in the shoes of a potential employer and judge them on their punctuality, responsiveness, etc. All of this will show how serious they are.

## 8. Use an intermediary

What type of heating system for your home.jpg

If you care about your health, the quality of your home's heating and reducing your carbon footprint, you need to learn as much as possible about the different heating options available.

With the ever-increasing cost of energy, many Luxembourg families are struggling to control their consumption.

Energy efficient solutions such as heat pumps, wood boilers, underfloor heating... The most affordable heating option is often chosen, but environmental considerations are becoming more and more important.

## If you want to heat your home, what is the best option?

A good heating system has many benefits. It reduces discomfort, fights humidity and reduces utility costs.

Most homeowners use one of four main heating systems:

### 1. Electric heating

Electric heating is ideal for small spaces such as studios and one or two bedroom apartments. It is an extremely expensive energy source, which is understandable. The heat from an electric heater does not need to be stored, nor does it give off unpleasant odors.

### 2. Oil heating

Oil heating provides a more even and dispersed heat in your home. Although its price is rising, it is still cheaper than electricity.

Despite this, oil heating has been around for a long time and has a mixed reputation. The evolution of appliances has made life easier and cleaner.

In addition, the annual maintenance of oil boilers is usually very simple.

### 3. Wood stoves, fireplaces and fireplace inserts

Wood burning central heating systems and wood stoves are the best way to reduce your energy bill because they are not affected by rising energy costs. The impact on the environment is less when using wood as a heating source, as it is a renewable resource.

The two disadvantages to consider are the need to store household wood and the possibility that it contributes to indoor air pollution if burned in an open fireplace.

### 4. City gas heating

It's nice to come home to a warm house in the winter, because gas heating maintains a constant temperature throughout the house. Compared to other types of room heating, temperature control is the most cost-effective option. The radiator models available for natural gas heating are designed to complement the architectural details and color scheme of your home.

## Is underfloor heating a good choice?

One of the advantages of underfloor heating is that it can be adapted to work with any type of home heating system.

It can be the best option for people who want to stay warm in their homes without using aggressive heating methods. In such a home, the floor is kept at a constant and comfortable temperature for walking. Therefore, hot spots are avoided.

The compact surface of a radiator can release large amounts of heat. This is not a problem with underfloor heating, and the result is an overall more comfortable environment.

Underfloor heating does have its drawbacks, which you should think about if you are hesitant to install it. Without a proper slab, inertia will play a bigger role, and you may have to wait hours for the temperature to rise.

Repairs to this type of home heating are notoriously difficult, as its detractors point out.

It's neither simple nor cheap to find what's wrong and fix it.

Whether it's electric, oil, wood or gas heating, making the right choice for your home improves your quality of life. As crucial as the installation itself is, the type of installation must be considered.

To make the most of your situation and housing constraints, it is important to determine your specific needs. There may be trade-offs between different heating methods.

One way to diversify your energy supply is to use both solar panels and gas heaters.

5 reasons for using a rental agency.jpg

When you don't have the time or the desire to take care of the rental of your apartment yourself, hiring an agency that takes care of everything, from finding a tenant to signing the lease, including rental management, is a good idea.

So you want to rent out your apartment, but you can't decide whether to manage it yourself or hire a property management company. There are 5 advantages for the owner who wants to rent out his apartment through a real estate agent. We detail them for you.

## 1. Benefit from the knowledge and experience of a real estate expert

Most agents will be able to give you a reasonable estimate of the benchmark rent based on their knowledge of the local market and the specifics of your apartment.

Rent estimates are crucial to attracting potential tenants. If the price is too high, there may not be enough people interested. If it's too low, you may not make a profit.

It is difficult to find the right balance without a thorough knowledge of the Luxembourg apartment rental market.

## 2. Make your Luxembourg rental stand out from the rest

Renting through an agency increases your chances of standing out in a competitive market. Your apartment will be advertised in real estate publications by the same real estate agent who handles your rental. This is crucial to making your rental more appealing to potential tenants, from words to photos to virtual tours.

## 3. Help you find the best possible tenant for your property

The real estate agency is crucial because they will sift through the applications and choose a qualified tenant for your apartment.

It is not easy to find a reliable tenant who will not leave you with unpaid rent and property damage. By entrusting your apartment to a rental agency, you ensure an informed approach and avoid tricky situations. Fortunately, by seeking the advice of a real estate agent in Luxembourg, you can put your concerns about rent payments to rest.

## 4. A rental agency saves you time

Most of your week is taken up with work, so you obviously can't afford to drop by every client's home every day. One of the advantages of using an apartment search service is this. The real estate agent acts as a local expert and is always accessible to you and your potential tenants. There is an obvious value added by his or her technical expertise and personable nature during the visit. A neutral party who can put tenants at ease.

## 5. Use a group of agencies

The vast network of agencies can increase the number of potential tenants for your apartment. The search is made easier and suitable profiles are better identified thanks to the connections established between several agencies in the same region.

Throughout the country of Luxembourg, local agencies will work together to find the ideal tenant for your property and keep it occupied all year round.

Real estate agencies act as recruiters, finding the ideal tenant for your home based on your preferences and personality traits. While the cost may be daunting at first, the benefits of having your apartment professionally managed throughout the year more than make up for it.

_Who hasn't desired to visit a historic location? The town of Esch-sur-Sûre, which is situated in the northwest of Luxembourg, has escaped damage over time. Indeed, from the eighth century, this commune has expanded and developed into a significant historical hub, in close proximity to which one of the Grand Duchy's greatest lakes was created. Explore the advantages of this medieval fortress city!
_
## Esch-sur-fortified Sûres castle: evidence from another era
The town of Esch-sur-Sûre is situated around the same-named castle on a rocky outcrop.

This area has been inhabited since the eighth century. The area around the castle would then have grown significantly. Therefore, Esch-sur-Sûre would have had up to 19 villages and hamlets in the 11th century!

For comparison, the municipality has only 12 residents as of today, including Dirbach or Eschdorf.

The 15th century saw the construction of two protective towers, a perimeter wall (of which one may still see the remnants), and a wall. These changes are what gave this fortified village its distinctive personality.
But there's more! This location, which is heavily infused with history and the ages before it, has more secrets to share with you.

## An ideal environment for swimmers
Do you take part in water sports? If so, you'll adore Esch-sur-Sûre for sure.

Indeed, Luxembourgers who wish to unwind in the summer or go for a walk in the winter are welcomed by the artificial lake of the Haute-Sûre, which has a surface area of 380 ha.

A nautical base has opened its doors to provide you with a variety of recreational opportunities:

- diving,
- windsurfing
- Swimming
- etc
You can take in the peace and tranquility of the lake because motor boats are not permitted there.

But this lake serves more purposes than just supporting Grand Duchy residents' pastimes; it also provides all citizens of Luxembourg with access to energy and clean drinking water, ensuring their comfort across the region.

## Esch-sur-Sûre, a medieval fortified city, is a wonderful place to live
Do you aspire to reside close to a remarkable location? One of these is Esch-sur-Sûre; this municipality has enough to make its neighbors swoon with its rocky spur, artificial dam, and fortified castle going back to the 8th century!
It also has a lot of other unique characteristics. On a tiny rocky point, a silhouette of the Black Madonna is evident.

The natural park of the Haute-Sûre offers a variety of hiking opportunities in a picturesque landscape resembling the northwest of Luxembourg, complete with steep, forested slopes.

This area, which serves as the Grand Duchy's actual water tower, encourages you to unwind with its several thematic circuits.

Are you trying to find some peaceful time? You'll discover the perfect location. In spite of the fact that the municipality continues to draw more and more visitors each year—from 2,201 in 2011 to 2,855 in 2020—it still has a small population.

In a location that is relatively remote from Luxembourg City, Esch-sur-Sûre is an invitation to a life spent in community. Real estate offers are therefore uncommon yet desirable.
