When you sign a rental agreement with a property owner, you agree to the rights and responsibilities of both the tenant and the owner. As a tenant, what are those rights and responsibilities? Let's review.

1. The main duty of a tenant: to pay the rent

It is obvious that you must pay your rent regularly as a tenant. The contract specifies the deadline for the payment of the rent (which can increase every 2 years) and a deposit that must not exceed 3 months of rent. This deposit will be used to cover any damage to the property while you are occupying it. The charges (maintenance of the common areas, green spaces, waste, etc.) can be paid either in real terms or as a lump sum, and an annual statement must be sent to you.

2. The tenant's responsibilities

The landlord must provide a decent and healthy dwelling, but it is your responsibility to participate in its maintenance without modifying it. You can hang a picture with a nail, but you can't knock down a wall to enlarge the living room. Similarly, you can't turn your home into an office. If you have a problem that is beyond your expertise, inform the landlord so that he can contact the appropriate professionals. However, if the problem is your fault (for example, if you haven't had your gas furnace checked annually), you may be held responsible and have to pay for it. Also, be sure to insure your home when you move in.

3. Tenant's rights: Welcome to your home!

The contract states that you occupy a unit in exchange for rent, which means that your landlord does not have the right to come to your home whenever he or she wants. However, they can come to your home once or twice a year if they make an appointment in advance. Of course, they cannot enter your home without your consent or change the locks without informing you.
