Great news for buyers: The "Bëllegen Akt" raised to €40,000

Rudolphe ABEN

On Wednesday, the Luxembourg Chamber of Deputies approved a long-awaited measure for future homeowners: the notary fee tax credit — known as the "Bëllegen Akt" — is officially increased from €30,000 to €40,000 per person.
A Financial Boost for Buyers
The newly adopted Bill No. 8540 aims to strengthen the purchasing power of Luxembourg residents by significantly reducing the registration costs associated with buying a home.
In practical terms, a couple buying a property together to live in can now benefit from up to €80,000 in total tax credits on their notary fees.
A Timely Move in a Challenging Market
With high property prices and stricter lending conditions, this increase comes as a welcome relief for buyers. It can be the deciding factor that turns a dream into reality.
Who Is Eligible?
This increased tax credit applies to:
- Luxembourg residents
- Purchasing a primary residence (not for investment or rental)
- With a €40,000 limit per person (not per property — it's personal and non-renewable)
